We get it. We’ve been in the foundation repair business for 40+ years now, and we hear this question from BCS (and beyond) homeowners all the time. In fact, it’s one of the most common questions we’re asked.
In this article, we’ll answer that big *insurance coverage* question once and for all. We’ll talk about when insurance might cover foundation repairs, when it won’t, and what to do when you have to pay for repairs out of pocket.
Have Foundation Repairs Ever Been Covered by Insurance?
In most cases, no – foundation issues due to their most common causes are not typically covered by homeowners insurance.
Homeowners insurance usually only helps if you can prove the foundation damage was caused by a specific, covered event, like a plumbing leak under the home. And even then, it’s not a sure thing.

Here’s why coverage is rare:
- Foundation settlement is often considered a result of long-term soil movement or natural wear and tear.
- Most policies exclude damage caused by shifting soil, which is the #1 most common reason for foundation issues in Central Texas.
- Insurers usually require proof that the damage was caused by a plumbing leak, and you’ll need a professional leak test (and probably more proof) to make that case.
If no direct leak is found, or the damage is simply due to age, drought, or soil movement, insurance companies will likely deny your claim.

What Reasons Does Insurance Help Out?
Insurance might help cover foundation repairs if a plumbing issue is the root cause, but even that is tricky.
You’ll need to show:
- A confirmed active plumbing leak (like a broken drain line under the slab),
- The leak caused measurable foundation movement or damage, and
- The issue fits within the specific terms of your insurance policy.

We’ve seen a few cases where homeowners were able to get partial reimbursement after providing solid documentation and leak test results. But we’ve also seen many more where the claim was denied, even with some evidence.
So, yes, insurance coverage has happened, but it’s rare and definitely not the norm. In our decades in business, we’ve only seen this occur a tiny fraction of the time.

What To Do If There’s No Help From Insurance?

Here are some practical next steps:

- Save up and pay out of pocket. It might take time, but it’s the most straightforward debt-free option.
- Check your builder’s warranty. If your home is less than 6 years old, there’s a chance your builder may still be responsible.

- Use a credit card (or more likely several). Not ideal for everyone, but it’s an option if you need work done fast and plan to pay it off soon.
