How To Know When Only Minor Settlement Is Occurring
Minor foundation settlement is very common, especially in the Brazos Valley where our clay soils expand and contract throughout the seasons. But how do you know if what you’re seeing is a *normal home thing* or something more serious?
Start by walking around and asking yourself:
- How many signs are you seeing?
One tiny crack? One spot where your brick mortar is cracking a little? Likely fine. Several signs popping up at once? Getting worse quickly? Worth paying attention to. - What kind of cracks are they?
Minor settling tends to first show up as thin, hairline cracks, especially diagonal ones near door or window corners. If you have to lean in to see them, they’re not urgent. - Are your doors acting up?
A door that occasionally sticks when the weather changes isn’t too alarming. Seasonal settlement causes things to sink and then bounce back and improve. But if you’ve got a door that won’t close, latch, or lock anymore (when it used to be fine), that’s different. - How long have these things been around?
If that crack has been the same size for the past few years and hasn’t changed, it’s not something to panic about. If you’re a homebuyer, you might need to ask the seller about this one.
A little initial settlement after a home is first built or seasonal cycles of movement thereafter is pretty normal around Central Texas. Homes settle into their surroundings over time. A good rule of thumb is a small crack you don’t notice every day is probably just settling. On the other hand, a big one that bugs you every time you walk past it might be something more.
What Are the Signs of Serious Foundation Problems?
Serious foundation issues usually don’t sneak around. They make themselves known in very real ways. Here are the red flags to look out for:
- Large separating diagonal cracks in your drywall,
- Doors that don’t function properly i.e. they won’t latch, lock, or even close,
- Long runs of stair-step cracks in your exterior brick mortar,
- Gaps around windows or door frames that weren’t there before,
- Plumbing issues under the slab (slow drains, backups, or strange smells), and/or
- Floors that feel noticeably sloped or tilted, not only in one room but the whole house.
The tricky one here is home slope or tilt. It can be subtle and easy to miss unless you’re really paying attention. We’ve got homeowners who “got used to it” and didn’t realize it was a problem. Plus, when the whole home is tilting together, other signs don’t often show up.
The key here is that it’s not going to be one sign on this list, it’s going to be several of them that cause problems in the home and distress for you. When multiple serious signs are happening at once, that’s your foundation trying to wave a red flag. It’s time to listen.
When Do You Need to Call For a Foundation Inspection?
If the signs are small and have been around a while without changing, you’re more likely dealing with normal settlement, and no urgent action is needed. You can continue to monitor your home throughout the year and take small maintenance steps to keep the status quo.
But you should absolutely call a foundation professional when:
- You’re seeing multiple serious signs (like large cracks + door issues),
- The damage is near your main entry points (front/back doors),
- There are big gaps in your brick exterior (that you can stick your finger in),
- You suspect plumbing problems or broken drain lines under the home,
- You’re extremely bothered or embarrassed about your foundation issues, or
- You’re buying or selling a home and want peace of mind.
