What is house leveling?

House leveling is simply the process of taking a home where the foundation has sunk into the ground over time due to natural weather conditions and raising it back to the proper level. There are a few different methods for achieving this goal.

The method used depends on the home’s foundation type. There are two standard foundations in the Brazos Valley area.

Pier and Beam Foundation:

There are different stages of this foundation. Pier and Beam foundations start with a concrete perimeter around the home. The concrete area then is filled with concrete pads or columns then placed on 10-foot centers. Lastly, wood beams make up the rest of the foundation and are located inside the perimeter and on the pads.

Slab Foundation:

Slab foundations have a more traditional feeling to a foundation and are just concrete with rebar inside. The thickness of these foundations varies between 4-6 inches on the interior, while the exterior of the foundation can reach depths of 36-42 inches. After the concrete is laid, beams that are placed about 12-feet apart help give the foundation stability.

Depending on which foundation you have will determine the repair method. There are different repair methods for each foundation, some more cost-efficient than others, that give some flexibility to the homeowner.

Pier and Beam house leveling: Repairing pier and beam houses is a relatively simple process to understand. By installing pilings, steel or concrete, to the low areas of the foundation perimeter to raise house back to its original level. The interior of the foundation repair is as simple as adding or removing shim on the concrete pads that are spread in the middle.
 

Concrete Slab house leveling: With many different ways to attack a concrete slab not being level, it is hard to know which one to choose. The first option is digging around the house so concrete pillar or pilings can be installed. There are many pros and cons to each different type of installment, and having a professional inspection done is highly recommended. Repair methods such as mudjacking, slab jacking, or polyjacking are often confused for being a repair method for house leveling, but unfortunately, they are not.
